The Manager of CMT employs its established strategies to achieve its mission of delivering stable distributions to CMT's Unitholders.

Will CMT consider development projects?
Under the MAS REIT Guidelines, not more than 10% of the REIT's assets should be tied up in property development activities or investments in uncompleted property developments. As at 31 December 2014, CMT has an asset size of S$10.9 billion which gives it the flexibility to invest about S$1.1 billion in development projects.

In May 2011, CMT took a 30.0% stake in a joint venture to develop a prime land parcel at Jurong Gateway, marking its first foray into greenfield developments and offering CMT a new avenue of growth. The mall opened on 2 December 2013.

Does CMT have plans to make overseas acquisitions?
The Manager currently remains focused on the Singapore retail market and has no plans to venture overseas for acquisitions.

CMT is committed to distribute 100% of its taxable income on yearly basis.

What are the fees payable by CMT?
Fees payable by CMT are as follows:

Asset management fee: Comprises base fee of 0.25% per annum of Deposited Property and a performance fee of 2.85% per annum of gross revenue.

Property management fee payable to the property manager: 2.00% per annum of the gross revenue of the properties and 2.50% per annum of the net property income of the properties.

Trustee's fee - a maximum of 0.10% per annum of the Deposited Property (subject to a minimum sum of S$6,000 per month).
